The LBI NJ real estate sales market and the Spray Beach NJ real estate market had a challenging year. Spray Beach real estate sales in 2023 saw a significant drop off compared to the prior year, but this was not from a lack of interest but rather from a lack of inventory. There are simply not enough homes to meet demand in the Long Beach Island real estate market. In spite of higher mortgage rates, buyers still showed considerable interest in the LBI real estate market, and inventory was absorbed quickly. The average price of a single-family home in the Spray Beach, NJ, real estate market was $1,691,000 in 2023, with an average time on the market of 92 days. On average, homes sold for about 95.1% of their listing price.

Spray Beach Real Estate Sales Analysis
Long Beach Island real estate market activity showed some interesting trends in 2023. Overall, home prices increased in 2023, even though that was not the case in Spray Beach. That said, with only 5 closed sales and one of them being under $1,000,000, it is easy to understand why the average price was driven lower. The fact that inventory has continued to drop and new listings are quickly absorbed shows how strong the LBI real estate market is and demonstrates why prices have increased and likely will continue to do so!
