The Dunes is a quiet residential area of the southern side of Long Beach Island. The area is known for one of the lowest densities on LBI with no duplexes and no commercial properties. This helps to keep the property values higher and the area is viewed as a very appealing place to call home. The Dunes Real Estate Sales in the First Quarter of 2015 reflected the desirability of the area with strong sales and a very high average price point, especially for the South side of LBI.

The Dunes Real Estate Sales in the First Quarter of 2015

Sales of single-family homes in The Dunes were as follows:

  • Three single-family homes sold during the first quarter
  • The average price of a single-family home was $1,172,333 with a median sales price of $770,000
  • The average price per square foot was $467.07
  • On average, homes in 380 days on the market and sold for 93.85% of their listing price

The least expensive home to sell was 4 West Ramapo  which was a for bedroom two bathroom Bayside home below base flood elevation. This property sold for $525,000. The most expensive home to sell was 12208 N. Old Whaling Lane which was a five bedroom four a half bathroom home built in 2011. This impressive home sold for $2,222,000.

The Dunes and the Long Beach Island Real Estate Market

Overall, The Dunes had a strong first quarter. Looking back to 2014, the same number of homes sold however at a lower average sales price. While it is difficult to draw an accurate conclusion from only three close transactions, the fact that buyers are willing to spend more money is certainly a positive indication of the LBI real estate market. We have been seen strong sales activity and upward trend is taking place all over Long Beach Island, so improvement in The Dunes real estate market is certainly to be expected.
