The two most common mistakes in the LBI real estate market are:

Since Long Beach Island is a secondary home market, the marketing approach needs to reflect this. Techniques that may have a place in the primary market may be far less effective here, and likewise, some marketing that works well in a secondary home market may seem less effective elsewhere. Two examples of marketing are open houses and print advertising. For the primary real estate market, an open house will generally have a very good turnout. This is not always the case on Long Beach Island. LBI has far fewer amounts of foot traffic. Surprisingly, print media can be very effective on Long Beach Island, where as in many markets this is considered a useless form of advertisement. With local publications being so popular and highlighting news on and around Long Beach Island, many people turn to these local publications and will see information about homes they may find interest in. Along with marketing, pricing is of the utmost importance. Regardless of the amount and type of advertising that occurs, if a home is overpriced it simply will not sell. It is important to have a strong marketing and sale pricing strategy in place to ensure the most effective sale possible.

Selling a Home on Long Beach Island Requires the Right Approach

As I mentioned above, a sound marketing strategy is parallel to the successful sale of a home. While there are unique options like print media that are still effective, the Internet is the true powerhouse of real estate on Long Beach Island.
