What is an LBI Real Estate Seller’s Market
The number of homes for sale in the LBI real estate market is very low. Compared to a “normal” market, like the one we were in before COVID. Historically there are usually 300-500 single-family homes for sale in the LBI real estate market. At present, there are about 130. This is a significant drop from a balanced market, and this clearly favors a seller. Generally speaking, on LBI and elsewhere, a 6-month supply is necessary for a balanced market with enough homes for sale on Long Beach Island to meet demand. At the time of my writing this article, there are about two months of inventory. Until that balances out, we will be in a seller’s market!
While inventory on Long Beach Island is low and conditions favor sellers, mortgage rates are rising. While the LBI real estate market has never been that sensitive to rates, there will be some buyers who drop out of the market as a result. As a result, we will start to see less demand and it is likley that inventory will increase over the next several months. This is why fundamentals still matter. Pricing and marketing are still significant factors in the LBI real estate market. Buyers in the LBI real estate market will likely be apt to make a move for the summer season and before rates climb higher. Therefore, a well-priced home that is appropriately marketed under these market conditions will likely see multiple offers!
