Local Trends in the Long Beach Island New Jersey Real Estate Market
Local Long Beach Island Real Estate
Long Beach Island New Jersey is a small barrier island in the southern part of New Jersey. It is a hyper-local market with a unique clientele who generally have different needs than that of a primary home buyer. While it is true that anyone with a real estate license in New Jersey can sell a home here, it takes a local real estate agent to navigate the market. This is especially important now that the LBI real estate market data is part of an extensive regional MLS system that covers several states. Understanding why LBI real estate is local and using an agent who knows and understands this market can make all the difference in a transaction on Long Beach Island.

Why LBI Real Estate Is Local
Prices on Long Beach Island are attractive for agents who are usually paid on commission. The allure of a big commission check can motivate some out of area agents to represent a buyer or seller on Long Beach Island. Unfortunately, they are most likely doing their clients a disservice. From something as simple as entering a listing or searching in the less used MLS system to something as serious as not knowing the fundamentals of flood insurance, building codes, etc., not working with a local agent can create a lot of issues for all parties involved. It is for this reason that agent to agent referrals exist. Real estate agents can refer a buyer or seller to a local agent and still retain a portion of the commission. This custom was begun to combat agents working outside of their local markets. By referring a client, an agent can still be paid for their referral but at the same time, offer their client the advantage of working with someone who knows their market.
Buying and Selling in the Long Beach Island Real Estate Market
When looking to buy or sell a home on Long Beach Island, common sense dictates that you should work with someone local. The factors that can impact value in a primary market, for example, a school zone, have little to no impact on the value of a home in the LBI real estate market. On the other hand, flood insurance, something that many primary markets do not deal with on a day to day basis, can represent a six-figure swing in the value of a home. Working with a local agent, with or without a referral by another agent, is the best first step to a successful LBI real estate transaction.
