Winter Seasonal Trends in the LBI NJ Real Estate Market

The winter on Long Beach Island can be a surprisingly busy time for home sales. Many home-buyers look for a property  during the winter months as there is ample time to search for, purchase and personalize a home before the summer season. The winter of 2013 and 2014 had some interesting activity that will have an impact on the spring real estate market.

  • There was substantial snow in North Jersey, New York and Pennsylvania and very cold temperatures
  • These weather patterns created a difficulty for many buyers looking to come to see homes in the LBI NJ real estate market
  • There should be a “pent up demand” for buyers in the LBI real estate market who were unable to visit LBI during the cold winter months

The weather can have a surprising impact on the local and national economy. With the LBI real estate market consisting mostly of second homes and with the majority of buyers being located in the areas of North Jersey, New York and Pennsylvania, it is clear to see why the colder than normal weather would impact the real estate market. Many would-be buyers had to contend with difficult travel conditions or no power which made the possibility of a summer home seem like a distant dream!

Now that the weather has begun to warm up, buyer activity will increase as well! It is common to see an increase buyer’s interest in the Spring just before the summer season and Spring 2014 looks to be no different. Inventory levels are stable and there are many options to select from. With new homes coming on the market all the time, and with buyer interest strong in anticipation of a busy Summer 2014, the Winter Seasonal Trends in the LBI NJ Real Estate Market point to a strong Spring market on Long Beach Island New Jersey!
