LBI Real Estate Weekly Sales Update 3/24/2019-3/31/2019: Activity was very strong this week in the Long Beach Island real estate market. In total there were 147 changes made to the market. To help understand the dynamics of the LBI real estate market for buyers, sellers and investors I publish a weekly sales update for the Long Beach Island real estate market in addition to my monthly analysis of home sales. You can review all the active, pending, sold and withdrawn listings that are or were for sale on Long Beach Island in the given time frame. To give a quick summary:
- 33 new listings entered the market with an average price of $1,219,594
- 28 listings went under contact with an average listing price of about $1,060,729
- 22 properties sold on Long Beach Island with an average price of $81,340,098
- 33 listings were either withdrawn of expired in the LBI real estate market

For the property status NEW means it is a new or re-listed home, DOWN means the price was reduced, “P” means the property is under contract (pending), “C” means the property sold and “W” or “X” means the property failed to sell (withdrawn or expired). Note this is for single family homes, condos, duplexes and commercial real estate listed by all local Long Beach Island real estate agencies.

LBI New Jersey Real Estate Sales Analysis
This week wraps up the 1st quarter of 2019. Looking at single family home sales 2019 is lagging behind 2018 by about 10% in total units sold. Inventory levels have risen recently so it will be interesting to see if having more homes for sale translates into more closings. As for this week, activity in pending and closes sales was much higher. In particular the higher number of pending sales will be interesting to track and see if this trend continues.
