Of course any investment should be checked with an accountant and/or a financial planner but real estate can offer a good hedge against more investment like the stock market. While there are many ways to invest in the LBI real estate market, this article will focus on rental properties. Buying a rental investment in the Long Beach Island real estate market and making that investment work comes down to finding the right location and the right amenities that will appeal to tenants. Like any real estate transaction, buying a LBI real estate investment property comes down to location above all else. Finding a home in a good rental location can make or break the entire transaction. When looking for the right location, there are a few things to keep in mind:

  • Oceanside, oceanblock and oceanfront will usually be the most popular rental locations
  • Having a view is a big plus
  • Try to stay 10 houses or less from the beach

It is worth mentioning that all locations on Long Beach Island will draw rentals. This certainly includes the bayside and bay front areas. In fact the bayside area’s lower cost of entry can make a rental investment very attractive. That said, when looking for the BEST rental and the most reliable income stream the oceanside, oceanblock and oceanfront areas will usually be the better options. It is important to keep in mind the entry cost. You cannot overspend on the upfront purchase and expect to generate a good rate of return. It is for that reason that a buyer should avoid highly competitive properties when looking for a rental investment. For example a home with a smaller lot size may draw less attention from builders and therefore trade at a lower cost. While the lot size matters to a builder, tenants will usually be less sensitive. Likewise staying as close to the beach as possible, while still balancing the cost, is a big plus. These locations will usually offer some kind of view which will draw the attention of tenants.
