We are now into our second year and first full season of participation in  VacationRentalsByRealtor.com, a collaborative website featuring Real Estate agencies up and down the Ocean County Shore. First launched  in April of 2011, it is designed to give the consumer more choices, as they can view rental homes from many different agencies on one website. We are also able to showcase our exclusive rental listings (ones that only Van Dyk has the authorization to rent) on the front page of the site, as well as a separate page with strictly exclusive rentals, another value added service we provide. The site is also chock full of information such as a small bio on the many different towns that are serviced by the site, services that we as Rental Agents provide, and much more. 2012 Rental Season on Long Beach Island

Preliminary numbers are in and we are happy to report the number of leases we have written thus far for the 2012 season is up over 30% from the same time period in 2011.  We thought the mild winter we are experiencing was a contributing factor as LBI was laden with snow during the first part of 2011, however most of our inquires come via the Internet.  Walk-in traffic is up slightly but Internet and phone traffic is experiencing a significant increase.  In an effort to fill all of your properties for the upcoming season, we have expanded our advertising.  In addition to our own website, www.vandykgroup.com, we are marketing our available listings through the Sandpaper.net as well as VRBR (vacationrentalsbyrealtor.com).

Our Van Dyk Group Facebook  page, for rentals is a place where tenants  and owners can go to see the latest happenings on LBI.  Early indications are we are attracting a large number of tenants from our Facebook presence.  And last but not least, each month we reach out to our past tenants who have not yet booked a 2012 rental property in hopes of being able to help them secure their LBI vacation.  As always, if you have any questions or concerns regarding your LBI home, please contact us.  We are here to help you secure a 2012 season with NO VACANCIES!!

 

“Pet Rentals” vs. “Non-Pet Rentals”

There is a very important difference between these two seemingly similar terms: a difference that can make for an enjoyable rental experience or a very poor one! There is a difference between a home that is “Pet Free” and one that does not accept pets.  A prospective tenant who rents a home that is “pet free” in most cases does so because someone in the family has an allergy to cats and/or dogs.  We have experienced situations where a tenant checks into a home where the owner has had a pet and unfortunately suffers the consequences of dealing with an allergic reaction; even if that pet has not been at the house in months.  Even pets that are considered to be hypo-allergenic can cause a reaction in people who are highly sensitive. Avoid any misunderstandings and make sure we are representing your home properly.  If you or your friends bring a pet to your home but you do not want a tenant to have a pet, we will list yours as a “No Pet” property.  Only those homes  who never house a pet  are  truly “Pet Free”.
