New construction is a big part of the LBI real estate market. While some buyers opt to purchase a tear-down and build a new home, many new constructions are available for immediate purchase and occupancy. Many buyers falsy assume that because a home is new, it is “perfect” and will be free of any issues or concerns. Nothing could be further from the truth. Building a home is a complex process, and it is very common for items to be overlooked. While it is true that new homes have a “new home warranty,” the truth is that these offer limited protection and can be challenging to enforce. Without a home inspection before closing, a buyer will lose his or her best opportunity to have these items corrected. All buyers should know what their rights are surrounding an inspection and know what to look for.

Below are some common issues I have seen with new homes in the LBI real estate market. This is far from a complete list, and only a qualified inspection service can properly evaluate a home. Knowing some common issues with new homes in the LBI real estate market can help you be far better prepared as a buyer. 

Does the builder allow the inspection: You, as a buyer, have the right to a home inspection. If a builder discourages this, which I have seen many times from many builders, that is in of itself a significant concern. A builder should not fear an inspection but be confident in their product and welcome it. Don’t buy the house if a builder says no to an inspection!

Roofing and siding issues: It is very common for a new home in the LBI real estate market to have roofing or siding problems. Usually, these are simple items, but they can have severe consequences if left unaddressed. An excellent example of such an issue is a door or window lacking flashing or having used the wrong materials for installation. 

Electrical issues: I have seen a lot of new homes on Long Beach Island with improper wiring. These are usually small items and quick to fix but can be a safety issue if not addressed. 

Pools and Elevators: Many new homes on LBI have both a swimming pool and an elevator. Surprisingly, not all inspection companies will inspect one or both of these items. This is an important item to inspect to ensure proper installation and safety. If an inspection company cannot or will not inspect these items, it is advisable to look for a new home inspector.

Buying a home in the LBI real estate market is a significant undertaking. New homes generally cost a great deal of money, and all buyers deserve a safe and well-built home. Having a home inspection is one of the best ways to ensure the house is built well and is as properly advertised. In addition to a physical home inspection, buyers should also investigate the builder. Unfortunately, some builders can cut corners and not deliver a quality home.
