LBI Real Estate  Weekly Sales Update 11/24/2024-12/1/2024: The last week of November showed steady activity in the Long Beach Island real estate market. This week, pending sales saw more activity than new listings, but in all the market was balanced.   • 7 new listings entered the market with an average price of $3,140,857

  • 10 listings went under contract with an average listing price of about $2,130.800

  • 8 properties sold on Long Beach Island with an average price of $2,200,625

  • 7 listings saw price reductions in the LBI real estate market and one home increased the listing price

LBI New Jersey Real Estate Sales Analysis

There were a higher-than-average number of price reductions this week, but as we come toward the year's end, we often see some sellers dropping their prices. This can help spur activity, and there is still time for a closing in 2024 if a buyer and seller move quickly. Sometimes, there are tax advantages to closing in one year versus another, so a price drop may be better than a poor tax position. There are 125 active listings in the MLS this week and 55 pending sales which is about the same as the past few weeks.
