A tried-and-true marketing technique for real estate agents has always been holding public open house. While these are still quite prevalent today on Long Beach Island and elsewhere, many people don’t understand what is involved in holding an open house and how effective they actually are. Understanding open houses in the LBI real estate market is an important component for any seller on Long Beach Island to understand.
Open Houses in the LBI Real Estate Market
In the days before the Internet took over, open houses were one of the most effective ways for the public to see your home without scheduling an appointment. It goes without saying that the Internet has changed all of that. With the majority of marketing being moved to the online world many people question how effective an open house really is. While it is difficult to draw concrete statistics, a few generalizations can be made. For example:
- Very few buyers purchase a home because of an open house.
- One of the main reasons real estate agents hold an open house is to generate new business
When it comes right down to it, most people begin their searches for homes on Long Beach Island online. The odds of a buyer walking into a home, falling in love, and deciding to purchase it are very remote in the LBI real estate market. In actuality, most open houses are held simply so that real estate agents can meet new customers and generate new business.
So, should an open house be part of a marketing tool package? In my opinion, yes but on a limited basis and it should not be relied upon is the primary marketing tool. In some instances, having an open house will only attract neighbors and this is not necessarily a bad thing. If a neighbor is familiar with your house and the positive attributes this can be an excellent marketing tool when talking to perspective buyers were looking at the house. Additionally, if the house has been well marketed online you may have a buyer come down to specifically see the house. You certainly don’t want to close the door on any potential sale and therefore an open house in the LBI real estate market is essential for any marketing platform, provided it is supplemented and supported by various other methods.
