The Long Beach Island real estate market remained active this week, with strong luxury home sales, a steady flow of new listings, and buyers continuing to compete for well-located properties across the island. From oceanblock new construction to bayfront listings (which have been few and far between this year), LBI continues to demonstrate resilience despite higher price points and seasonal market shifts.

New Listings Enter the LBI Real Estate Market
A total of 9 new active listings came to market during the week, with asking prices ranging from approximately $1.8 million to $4.5 million.

5909 Ocean Boulevard, Long Beach Township - $4,495,000
Several newly constructed homes in Ship Bottom priced between $1.8 million and $1.9 million
The continued arrival of newly built homes highlights ongoing demand for turnkey properties that require little or no renovation.
Long Beach Island Real Estate Properties Going Under Contract
Buyer activity remained healthy with 7 properties moving into Active Under Contract or Pending status during the week.

The most impressive statistic this week was the volume of completed transactions. More than a dozen sales closed during the reporting period, generating over $30 million in total sales volume.

Achieved nearly 116% of asking price after just six days on the market.
The sale at 1082B Long Beach Boulevard was one of the clearest examples of continued buyer competition for premium LBI properties, significantly outperforming its original asking price.
Several sales closed at or above asking price:
29 Amherst sold for approximately 103.5% of list price.
5004 S Long Beach Boulevard sold for approximately 104.2% of list price.
1082B Long Beach Boulevard sold for approximately 115.9% of list price.
While many homes continue to command strong offers, sellers are also adjusting expectations when properties linger on the market. Several notable price reductions occurred during the week, including:
11 E 30th Street, Barnegat Light reduced by $500,000.
51-A Long Beach Boulevard reduced by $150,000.
30 W Muriel reduced by $200,000.
This indicates a market that remains active but increasingly rewards accurate pricing from the start.
Well-priced homes continue to attract immediate interest, while overpriced listings are facing longer marketing periods and price adjustments.
Luxury waterfront and new-construction properties remain among the strongest-performing segments of the market, particularly in Long Beach Township, Beach Haven, Surf City, and Harvey Cedars.
