Long Beach Island Real Estate Market Update: Spring 2026 Sales Show Continued Strength
Explore Long Beach Island's Spring 2026 real estate market, including 105 home sales, luxury trends, pricing insights, and key market activity through August 1.

Now that we are well into the summer season in the LBI real estate market, we can look back to see how the spring, traditionally one of the busiest times on LBI, performed. The Long Beach Island real estate market delivered another impressive season in 2026. Tracking closed sales from March 1 through August 1, buyers remained active across nearly every segment of the market, from classic beach cottages and bayfront homes to luxury new construction properties and oceanfront estates. A review of closed sales during this period reveals a market that continues to benefit from strong buyer demand, limited inventory, and sustained interest in coastal living.
During the five-month period, 105 residential sales closed across Long Beach Island communities including Long Beach Township, Beach Haven, Ship Bottom, Surf City, Harvey Cedars, and Barnegat Light. These transactions represented more than $290 million in closed sales volume, underscoring the continued attractiveness of LBI as both a lifestyle destination and a long-term real estate investment.
Spring Market Activity Gains Momentum
March marked the beginning of the spring selling season with 15 closed sales and an average sale price of approximately $2.49 million. While inventory remained relatively limited, buyers were already demonstrating a willingness to pay premium prices for desirable locations and turnkey properties. Several transactions exceeded $3 million, signaling strong early-season confidence among luxury buyers.
The market accelerated significantly in April. Closed sales increased to 22 transactions, while the average sale price climbed above $3.14 million. Activity was widespread across the Island, with buyers purchasing everything from entry-level beach homes to premier waterfront properties. The broad range of sales reflected healthy market conditions and demand at virtually every price point.
May Emerges as the Strongest Month of the Season
May proved to be the busiest month of the spring market, accounting for 34 closed transactions. Historically, many LBI buyers aim to secure their property before the start of summer, and 2026 followed that pattern. The average sale price exceeded $2.62 million, while demand remained particularly strong for newer construction homes, renovated bayfront properties, and well-located beach homes.
One of the most encouraging signs for sellers was the ability of many properties to command strong pricing despite increasing inventory choices. Several homes sold at or above asking price, and luxury buyers continued to compete for premium waterfront opportunities throughout the Island.
Luxury Market Drives June Performance
June produced fewer sales than May, with 14 closings, but featured the highest average sale price of the entire reporting period at approximately $3.04 million. The market saw numerous high-end transactions, including several sales above $4 million and one notable sale reaching $8 million. These transactions demonstrate that the luxury segment remains one of the strongest drivers of Long Beach Island's real estate market.
Buyers in the luxury sector continue to place a premium on location, water views, outdoor living spaces, new construction, and turnkey condition. Many of the highest-priced sales involved recently built or newly completed homes designed to meet the expectations of today's affluent coastal buyer.
Summer Market Remains Healthy Through August 1
July recorded 20 closed sales and continued to showcase strong overall market fundamentals. While average days on market increased somewhat compared to earlier months, pricing remained remarkably stable. The average sale price for July was approximately $2.43 million, reflecting healthy buyer demand despite a slightly more selective marketplace.
As inventory grows later in the season, buyers naturally become more discerning and spend additional time evaluating available options. Nevertheless, desirable properties that are properly priced and well-presented continue to attract substantial interest. Transactions above $3 million remained commonplace throughout July, highlighting the depth of demand in the upper-end market.

For sellers in the LBI real estate market, the spring 2026 market demonstrated that Long Beach Island continues to attract a highly qualified pool of buyers. Well-maintained homes, desirable locations, and appropriately priced listings consistently generated strong interest and impressive sale prices. Even as buyers became more selective during the summer months, the market continued to reward quality inventory.
For buyers, the market's performance confirms the long-term appeal of Long Beach Island real estate. Whether purchasing a primary residence, vacation home, or investment property, many buyers continue to view LBI as one of the most desirable coastal destinations on the East Coast. The combination of limited developable land, strong rental demand, and exceptional lifestyle amenities continues to support property values across the Island.
Long Beach Island New Jersey Real Estate Market
As we move deeper into the second half of 2026, the Long Beach Island market remains fundamentally healthy. Sales activity during the spring and early summer months demonstrated strong buyer confidence, substantial luxury-market participation, and continued demand throughout all major LBI communities. While future market conditions will depend on inventory levels, interest rates, and broader economic factors, the spring 2026 market offered clear evidence that Long Beach Island remains one of New Jersey's premier real estate markets.
For homeowners considering selling, the data suggests that properly priced properties continue to attract serious buyers. For those considering a purchase, Long Beach Island remains one of the most sought-after shore markets in the Northeast, offering a unique combination of lifestyle, investment potential, and long-term value.
