Undoubtedly, the LBI real estate market has undergone a remarkable transformation over the past three years. The average sales price of a home in the Long Beach Island real estate market is roughly twice what it was before 2020 and the number of homes available has fallen dramatically. Inventory availability is the single most problematic factor in the LBI real estate market today. Buyer demand is high, but inventory levels are very low. This leads to a nearly ideal situation for those looking to sell a home on Long Beach Island.

Spring 2023 Seller’s Market on LBI
Far from the doom and gloom that some have predicted, home prices have remained steady or increased on Long Beach Island. This too comes back to the number of homes for sale in the LBI real estate market. Below shows the number of homes on the market over the past 12 months and the numbers are remarkable:

As you can see, there are far fewer homes for sale on Long Beach Island as we move into the spring sales market. Historically, spring is a very busy time in the LBI real estate market as buyers look to secure a home before summer. There are approximately 25% fewer options to pick from today than the same time last year!
This is good news for sellers who can take advantage of these favorable market conditions, but sellers still have to be realistic. The market is not as “COVID Crazy” as it was in 2021 and 2022. Buyers are taking their time to evaluate the market and make smart, informed decisions. Therefore, sellers need to price in line with the market and ensure the home reaches as many buyers as possible. Sellers will be in a strong position for Spring 2023 on Long Beach Island if their listing is handled correctly.

While we are still in a seller’s market, the market is more balanced than it has been at any point in the last 2 years. We see a roughly equal number of new listings and pending sales each week. We also see price reductions each week from sellers who priced their home too aggressively This tells us demand is still very strong, but sellers need to be aware of the LBI real estate market conditions and the comparable sales to take advantage of the current climate.
