The fourth quarter of 2014 ended a much improved year in the LBI real estate market. As much if the damaged caused by Hurricane Sandy has been repaired and new homes are on every block, the overall value of the LBI real estate market has increased. This is seen in a higher number of homes sold and a much higher average sales price. The Dunes 2014 Fourth Quarter Real Estate Sales reflected this trend with one of the highest average sales prices in a long time!

The Dunes 2014 Fourth Quarter Real Estate Sales
Sales of single family homes were as follows:
- Three single family homes sold
- The average price of a home was $1,330,833
- Homes spent an average of 100 days on the market
The three homes sold covered a range of styles showing the dynamism of the real estate market on Long Beach Island. The least expensive home to sell was 8 W. MacEvoy which was an elevated bayside home that sold for $580,000. 114 E. MacEvoy was an oceanside Cape Cod that was not elevated but at a favorable elevation. This home sold for $750,000. Lastly, 12405 Ocean Ave was an elegant oceanfront that traded for $2,662,500. The variety of homes sold during the fourth quarter reflect the better understanding and higher confidence level of buyers in the LBI real estate market.
Long Beach Island and The Dunes Real Estate Market
The Dunes is a very nice section of Long Beach Township and typically represents a higher average sales price. This was true in fourth quarter sales where the average price of a single family home was about 12% higher than the average price on Long Beach Island.
