The Long Beach Island real estate market offers several types of ownership. By far, the most popular is that of single family homes but there are also condos, commercial properties, vacant land, interval ownership and, of course, duplexes! Types of Long Beach Island Duplexes

There are three common forms of duplexes for sale on LBI. They are:

  • A model with two bedrooms and one bathroom on each floor (two units total)
  • A model with three bedrooms and one bathroom on each flood (two units total)
  • Detached duplexes with two or more free standing structures, each with one to three bedrooms and one to two bathrooms

The most common of all LBI duplexes tends to be the two or three bedroom style built during the 1950’s and 1960’s by the Shaprio family. These duplexes are very functional and make for an excellent beach home. Typically, the two bedroom units will rent for less money and are on smaller lots making building side by side townhomes more difficult. The three bedroom models are very good rentals and can even be converted into condos with each unit selling separately.

Detached duplexes offer a very unique opportunity as they often appear to be two separate homes entirely…but in fact they share the same lot. A common style is a “main house” with three or four bedrooms and a garage apartment with one or two bedrooms. These units are often converted into condos and can enable a buyer to afford a home in an excellent location with an affordable price point.

Buying a Long Beach Island Duplex

Duplexes can offer some great investment potential with the ability to rent one unit and use the other as a summer home. They can also be redeveloped into a side by side townhome with excellent market potential.
