Almost every street on Long Beach Island has seen some form of building, and there looks to be no end in sight. While a new home is undoubtedly appealing, there are advantages of pre-owned homes in the LBI real estate market. Understanding what these advantages are can help buyers stay smart when looking to purchase a home in the Long Beach Island real estate market. For example:

One of the most important things a buyer can do is have a home inspection when buying a new home. Many falsely assume that because a home is brand-new, it is perfect, and no inspections are needed. Nothing could be further from the truth. During construction, many small items go unnoticed, and some (but not all) are addressed on a home inspection report. Buying a home that is a few years old will most likely have many of these bugs worked out. The homeowner will have noticed these small imperfections, and the builder will (or at least should have) come back and fixed them. The vast majority of homes in the LBI real estate market are sold furnished, and this goes for newer homes as well. By purchasing a home that is a few years old, a buyer stands a good chance of getting the furniture in the house. Assuming the buyer likes the style, this can be a big time saver and reduce some of the upfront costs of buying a home. Lastly, purchasing a spec home; in other words, new construction that was acquired and built to be sold will frequently lack some of the upgrades an end-user would install. A buyer can benefit from taking over the improvements a homeowner has performed in a home such as an upgraded security system, more extensive landscaping, etc.

There are advantages to buying a new home as well, but when shopping for a home in the Long Beach Island real estate market, a buyer would be wise to look at all options. If a buyer is looking for a “new” home, it is advisable to look at homes built within the last 3-5 years. These homes will still benefit from recent zoning changes but offer many of the advantages cited above.
