Long Beach Island New Jersey Real Estate

The Barnegat Light real estate market showed strong activity in the third quarter of 2015. Overall, the average sales price of a single-family home in Barnegat Light was lower than the average sales price elsewhere on Long Beach Island. However, activity was strong and the average sales price was comparable to past quarters seen in Barnegat Light and on Long Beach Island in general.

Barnegat Light Real Estate Third Quarter Sales in 2015

Sales of single-family homes in the Barnegat Light real estate market were as follows:

  • Seven single-family homes sold during this time
  • The average sales price was $649,714 with a median sales price of $675,000
  • The average price per square foot of a single-family home was $355.69
  • On average, homes sold for 96% of their listing price and spent 200 days on the market

The least expensive home to sell was 13 W. 12th Street. This was a 2 bedroom 1 ½ bath home selling for $479,000. Interestingly, this home sold for full price after spending only 29 days on the market. The most expensive home to sell was 1210 Central Avenue. This was a 4 bedroom 3 ½ bath home built in 1995. This contemporary home sold for $785,000 after spending 180 days on the market.

Barnegat Light and the LBI NJ Real Estate Market

It is interesting to see such a small deviation in price in the Barnegat light real estate market. The least expensive home to sell was just under $500,000, and the most expensive home to sell was just under $800,000. Generally, we see much more deviation in listing and sale prices of homes in the various towns that comprise the LBI real estate market. The third quarter of Barnegat Light real estate sales shows one of the most narrow differences between the average sales price and the average median price that we have seen in any of the LBI real estate market comparisons. Overall, market activity was strong in Barnegat light, and the strength was echoed throughout the rest of the LBI real estate market.
