The Beach Haven Crest real estate market showed similar activity during the second quarter of 2016 as that of 2015. In both instances, there were two closed single-family homes. It is important to note that activity is still taking place in such small subsections of the Long Beach Island real estate market and the nature and style of homes sold speaks volumes to the current trends we see throughout the LBI real estate market. Information on both sales in the Beach Haven Crest real estate market are as follows:

  • The least expensive home to sell was 19 West Hobart Ave. This was a three bedroom two bathroom raised ranch that sold for $586,500 after spending 77 days on the market. This represents a price per square foot of $555.40.
  • The most expensive home to sell was 2 East Hobart Ave. which was a brand-new construction selling for $780,000 after spending 13 days on the market. This home sold for $333.33 per square foot.

It is interesting to point out that both closed transactions were built on pilings and well above base flood elevations. This is a trend we see throughout the LBI real estate market as buyers continue to rate flooding and flood insurance as a top concern. Also, it is interesting to note the price per square foot of 2 East Hobart Avenue. This home was far below the average we generally see throughout the LBI real estate market. Part of the reason has to do with the location on Long Beach Blvd. which is a significant detraction of value in the LBI real estate market. It is important to keep in mind location of a property. When buying or selling a home, as this, above any other factor, determines the value of a single-family home in the LBI real estate market.
