The real estate market in Beach Haven Gardens on Long Beach Island showed steady activity in 2015.   This helps to support the general trend of steady improvement of the LBI real estate market.   • The average price of a single-family home was $908,000.
  • The average price per square foot was $464.32.
  • Homes spent an average of 98 days on the market and sold for an average of 93.81% listing price.

The least expensive home to sell was 12 E. S. 32nd Street. This home was in need of significant renovation, but had a lot of potential with a great location on the oceanside. This home sold for $540,000, which represented 90.15% of the listing price after spending 111 days on the market. This represented a price per square foot of $347.04. The most expensive house to sell was 124 S. 31st Street, which was a new construction that technically sold before it even entered the market. This is an impressive new home with three stories of living space, five bedrooms, four a half bathrooms, and an elevator. This home sold for $1,542,500, which represented 99.52% of the listing price. This home sold for $618.24 per square foot.

Home sales in Beach Haven Gardens certainly showed the diversity that exists in the LBI real estate market. Above we covered the least expensive and most expensive sale, which were clearly opposite homes, yet both have a strong place in the market. The third house to sell in Beach Haven Gardens was 2714 Beach Avenue which was a partly renovated oceanside Cape Cod style home. All three homes to sell appeal to a different demographic of buyer, and it is encouraging to see that there are both buyers and listings available for all facets of the LBI real estate market. Some buyers prefer a renovation project where they can build up immediate equity upon completion, while other buyers prefer a move-in ready  home where they can simply come to LBI and relax. There is even a middle-ground like we see at 2714 Beach Avenue. Overall, it seems clear that there are many opportunities in the LBI real estate market for many different kinds of buyers.
