Beach Haven Park Real Estate Home Sales

The Beach Haven Park real estate market saw a drop in both home prices and activity in 2023, but this is not a surprise. Inventory has dropped to near-historic lows, and with fewer homes available in the LBI real estate market, the natural conclusion is that we will see fewer sales. There were was total of 8 single-family homes sold in Beach Haven Park in 2023, with an average price point of just under $1,800,000. Seven of the 8 sales were over $1,000,000. The Long Beach Island real estate market had a strong 2023, with higher prices in spite of higher interest rates.

Beach Haven Park Real Estate Sales Analysis

In spite of lower sales numbers, the Beach Haven Park real estate market still had a strong year. Rather than straight data, a more accurate way to evaluate the market is to examine the percentage of homes that sold. At the time of my writing this update, there are zero homes for sale in Beach Haven Park! In other words, and we have seen this play out again and again when a home comes up for sale, it sells. Beach Haven Park is a popular market and one that sees high levels of absorption. While the average price drop is surprising, since to goes against the rest of the LBI real estate market that saw a roughly 5%-7% increase in 2023, with such low levels of home sales, it is easy to drive the averages lower.
