The first quarter 2014 saw strong activity in the LBI real estate market. As much of the fear caused by Hurricane Sandy has passed, buyer confidence has improved and the number of homes sold and the average sales price has increased. There has been a massive and continued wave of new construction taking place as storm damaged homes and older style Cape Cods are torn down to make way for high-end new construction. This has greatly helped to increase the overall property value of a home on Long Beach Island. Beach Haven Terrace real estate sales in the first quarter 2014 reflect this trend.

Beach Haven Terrace Real Estate Sales in the First Quarter of 2014

Sales of single-family homes Beach and Harris were as all:

  • Four single-family homes sold
  • The average price of a single-family home was $810,000
  • Homes spent an average of 169 days on the market

The least expensive home to sell was 115 W. Indiana. This five bedroom, two bathroom home sold for $570,000 after spending 62 days on the market. The most expensive home to sell was 13 E. New Jersey Ave. This four bedroom 3 1/2 bath new construction sold for $1,045,000 after spending 106 days on the market. This home was built as an investment and turned a healthy profit for the investor.

Beach Haven Terrace and LBI real Estate Market

It is interesting to note the different types of homes that sold in Beach Haven Terrace during the first quarter of 2014. Two of the homes sold were bayside Cape Cod’s that were not raised above base flood elevation. Both of these homes sold for under $600,000. The other two homes to sell during this time frame were new constructions on the Oceanside. This shows how a wide range of buyers are willing to invest in the LBI real estate market.
