The Brant Beach real estate market on Long Beach Island showed strong activity in the final quarter of 2015. Overall, home sales were much improved with twice as many homes selling in 2015 as sold during the same time in 2014. The average price of a single-family home was slightly lower in 2015. However, the increase in activity certainly points to a stronger real estate market as averages can be skewed by one or two sales. Brant Beach Real Estate Fourth Quarter Sales in 2015

Sales of single-family homes in the Brant Beach real estate market on Long Beach Island were as follows:

  • There were 12 single-family homes sold.
  • The average price of a single-family home was $1,033,333.
  • The average price per square foot was $450.35.
  • On average, homes spent 174 days on the market and sold for 93.35% of their listing price.

The least expensive home to sell was 11 W. Selfridge which was a 3 bedroom and 1 bathroom home. This small Cape Cod style home is situated on a 50’ x 100’ bayside lot. The home sold for $420,000 after spending 228 days on the market. This price represented a price per square foot of $559.25. The most expensive home to sell was 309 Ocean Blvd. which was an oceanfront single-family home with 75 feet on the water. This home offered 5 bedrooms and 2 ½ baths. The real value of this home was in the land, and the owner was in the process of obtaining permits for new construction. This home sold for $1,800,000 after spending 153 days on the market. This equates to $553.10 per square foot.

The trends we saw in the Brant Beach real estate market reflect those we see elsewhere on Long Beach Island. Even though the average price of a single-family home was slightly lower in Brant Beach in 2015 when compared to 2014, the overall volume of homes sold was substantially higher. The good news is there were nearly 50 more single-family homes sold in 2015 when compared to 2014, with a higher average price of approximately $50,000. Overall, the real estate market in Brant Beach as well as other areas of Long Beach Island, have shown significant improvement, and signs point to a strong 2016.
