Long Beach Island Real Estate

A smaller home may be the best option if you are considering owning a vacation home on Long Beach Island. While it may be tempting to splurge on a larger home with all the bells and whistles, especially in the LBI real estate market, which offers so many new homes, there are several benefits to choosing a more modest option. Any buyer in the LBI real estate market should consider the pros and cons of owning a large and a small home in a second home market and potentially include this option in their search.

Buying a Smaller Home in the LBI Real Estate Market

The LBI real estate market is a little different than a primary market. As such, buyers should understand the role that a small home plays in the market. Most of the new construction on Long Beach Island is built to or near the maximum allowed. Therefore, a smaller home will typically either be an older home or a home on an undersized lot. All buyers in the LBI real estate should consider the advantages of owning a smaller home at the beach to determine if it is a viable option for their search.

Affordability

First and foremost, smaller vacation homes in the LBI real estate market are typically more affordable than their larger counterparts. This means that you can own your own piece of paradise without breaking the bank. Plus, if you choose to rent out your property when you’re not using it, a smaller home may be easier to manage and maintain. Just keep in mind that if the home is older, much of the value may be in the land which could potentially keep the price higher.

Low Maintenance

Smaller vacation homes require less upkeep than larger properties. With fewer rooms and less square footage, there simply isn’t as much to clean or repair. This leaves you with more time to relax and enjoy your vacation. This is especially true in the second home market on Long Beach Island, where homeowners may not see their property as often as they would like.

Cozier Atmosphere

Another benefit of owning a smaller vacation home is that it creates a cozier atmosphere. Rather than feeling lost in a cavernous space, you’ll be surrounded by warmth and intimacy. A smaller home also encourages spending time together as a family or group of friends. Much of this comes down to design. A well-planned home with less square footage may be more than enough if the space is used correctly.

Location

Finally, buying a smaller vacation home may allow you to purchase property in a prime location that would otherwise be unaffordable. Instead of settling for something farther away from the beach or amenities, you can invest in something closer to the action. Keeping in mind that each location in the LBI real estate market changes the price point by about 20%, a smaller home can clearly get you closer to the beach or bay!

The Benefits of Buying a Smaller Vacation Home at the Beach

Buying a smaller vacation home in the LBI NJ real estate market has several advantages over purchasing a larger property. From affordability and low maintenance to creating an intimate atmosphere and securing prime real estate, there are plenty of reasons why a smaller option might be the right choice for you. The best way to determine this is to see some homes in person. I frequently find buyers exclude a house simply based on the home’s square footage. All buyers should consider visiting some smaller homes to at least determine if they should be included in their search.
