The LBI real estate market is comprised of many different locations. Oceanside, bayside, bayfront, and, of course, oceanfront homes all offer something special. December 2020 LBI Real Estate Oceanfront Sales Update

For today’s study, we will specifically be looking at the price per square foot of oceanfront home sales. We will look at both the single-family home market as a whole and specifically new construction.

Single-Family Oceanfronts

We have seen the following activity over the past 60 days for ALL single-family oceanfront homes

  • 23 sold homes with an average price of $3,023,196 or $1,022.55/sq foot
  • 20 active listings with an average price of $3,684,400 or $1,099.90/ sq foot
  • 11 pending listings with an average price of $3,433,364 or $1,202.08/ sq foot

Single-Family New Construction Oceanfronts

We have seen the following activity over the past 60 days for ONLY new construction single-family oceanfront homes

  • 4 sold homes with an average price of $4,598,225 or $1,022.78/sq foot
  • 5 active listings with an average price of $4,735,000 or $988.34 / sq foot
  • 3 pending listings with an average price of $4,328,333 or $982.44/ sq foot

Long Beach Island Real Estate Market Oceanfronts

The data shows some interesting trends. Regardless if the home is new or not, most oceanfronts trade in the $1,022/sq foot price. Of course, evaluating a home is not quite as simple as this since each home will have characteristics that define it. Every property has to be evaluated on a case by case basis. Frontage on the ocean, the presence or absence of a pool, and the overall view are but a few of the factors that can greatly impact a value.
