The Haven Beach real estate market showed considerable improvement during the third quarter of 2015. In fact, while there were only two sales to take place, in 2014 Haven Beach reported no closed transactions during the same time. Haven Beach is a very small section of Long Beach Township, so for two homes to close certainly shows activity in the greater LBI real estate market. Sales of single-family homes in Haven Beach real estate market on Long Beach Island were as follows:

  • Two homes sold during this time period
  • The less expensive of the two sales was 7 East Carolina Ave., which was a storm damaged knockdown on the oceanside
  • The more expensive home that sold was 1 East Wyoming Ave., which was a 4 bedroom 2 1/2 bath new construction located on the oceanside corner of Long Beach Blvd.

A statistical analysis of the average days on market, average sales price, etc. is somewhat useless in this scenario given the fact  that there were only two homes sold and the disparity between them. Also, what is important to take into account is the fact that the storm damaged home was purchased as a tear down and in fact has already been demolished to make way for new construction. This increases the overall investment in the Haven Beach real estate market when you take into account the cost to build a new home. Furthermore, this supports the trend that newer homes on the oceanside sell more swiftly in the LBI real estate market.

Haven Beach is a highly sought after area of Long Beach Island, and when homes become available, they tend to sell quickly. This is certainly evident in the average days on market of 157 days, which is substantially lower than we see in other areas of the LBI real estate market.
