It’s Labor Day, the unofficial end of summer. Summer 2021 was very different from summer 2020 on LBI. We saw a return to “normal” with more stores, restaurants, and bars open for business. In short, summer was in full swing on LBI!. The LBI real estate market saw strong activity over the summer months, and as summer came to an end, we say more and more listings enter the market. Even the Long Beach Island real estate market is starting to show signs of a return to normal with an increase in the number of homes for sale. As we turn our attention to Fall and the start of school, let’s all hope that we continue to see improvement in all areas of life.

Labor Day 2021 on Long Beach Island and Summer 2021

The LBI real estate market continued its upward trend throughout the first half of 2021. Between January and the end of the summer season, home prices rose about 12.5% on average. That is a significant increase, but smaller than what we witnessed in 2020. We have also started to see more inventory come on the market. There were only about 75-100 homes for sale in the LBI real estate market at its lowest point. Now, as the summer ends, there are about 200 or so for sale. In comparison, this is still far lower than we usually see. Before COVID, there were about 500-600 homes for sale in the Long Beach Island real estate market. As we come into the fall season, I expect more inventory to come on the market, but demand is still very high from buyers. I expect the trends buyers have been facing, multiple offers, bidding over list price on some homes, etc., will prevail.

It was a fun summer on LBI. The LBI rental market was in full swing, and it looked like everyone was enjoying themselves. Summer is a great season on LBI, but there is still plenty to see and do on Long Beach Island as we are coming into the Fall. I anticipate both tourism and LBI real estate market sales to be robust throughout the fall and winter this year!
