While the holiday season is historically not a very busy time in the LBI real estate market, we are coming into a solid season for sales. Assuming the weather is cooperative, January and February tend to have strong sales and high levels of buyer activity. Even if you are not ready to sell, this is a good time to check the value of your home in the LBI real estate market. There are a few reasons the winter can be a good season for buyers, including:

  • Inventory levels tend to be higher
  • Some buyers will have received a year-end bonus
  • A winter purchase sets a buyer up for an early spring closing

LBI Buyers Are Looking For Your Home

There are many aspects to selling a home in the LBI real estate market. Timing is one of them! There are “good” and “bad” times to be in the market. Since listings typically generate some of their best interest in the first few weeks of coming on the market, it makes sense to try and list when the most LBI buyers are looking for your home. As I mentioned above, the winter can see some higher levels of inventory, which can help to draw buyers into the market. This can be beneficial if you have a home that is well priced in the market (remember price is a significant part of the listing process). Buyers tend to be financially ready to make a winter purchase after the holiday season, which can also encourage them to be in the market. Lastly, and in some ways, most importantly, a winter purchase allows a buyer to be in the house for the early/late spring. For all these reasons, we are coming into what is historically a busy time for Long Beach Island real estate transactions. Therefore, if you are considering selling, this could be the right time to list your home for sale.

The LBI real estate market has been doing very well this year. We have seen strong and steady levels of sales and a high average and median sales price. Lastly, inventory levels are presently low, which can make the homes that are for sale more appealing. While transactions take place all year, precedent suggests that LBI buyers will be looking for a home in the next few months.
