We see listings last only a few days or weeks, whereas this time last year, the average time on the market was around six months. If you are thinking of selling, the time is now. This is a seller’s market through and through. Demand is high, inventory is low, and buyers are anxious to acquire a home on Long Beach Island. Of course, nobody knows what the future will bring and where the market will go, but if you are like me and believe in the “bird in the hand,” this is the time to put a home on the market for sale. Pricing the house is the hard part. Historical sale data has little value in the current market. This makes it hard to determine the present value of a home while at the same time, making appraisals more challenging.

Buyers have to make sure what they are buying has value in the market. Again, this is hard to do because values are all over the map. In a market like this, a buyer must focus on the LBI real estate market’s fundamentals. Location (above all else), lot size, the potential for development, etc. Provided a home checks all or most of the boxes, even if trading a few percentage points higher, there should still be value in the transaction.

Buyers in the LBI real estate market, like other markets, will drive activity and prices. Consumers are willing to pay a premium for a home, and prices are reflecting that. The buyers who do not understand what drives value will find themselves overpaying for a home that is likely to drop in value once the emotional impact of the coronavirus pandemic passes.
