Long Beach Island Real Estate Transactions

When looking to buy a home or sell a home in the Long Beach Island real estate, it is helpful to understand where the market is, where it has been, and hopefully where it is going. One effective way to do this is to track the LBI Real Estate Days on Market and Median Sales Price of all homes on Long Beach Island. This covers a wide range of LBI real estate transactions, including single-family homes, condos, and multi-family homes. In doing so, the median sales price will be lower than what we see in my analysis of monthly sales (given that condos will trade lower and therefore drive down the median numbers). Keeping that in mind, this is a good gauge of the overall market and can offer some insight on where things may be heading.

LBI Real Estate Days on Market and Median Sales Price

Below is a month by month breakdown of sales in the LBI real estate market:

As you can see from the above statistics, the market has been rather steady. The median days on the market range from a low of 44 to a high of 76. The median sales price of a home ranges from a low of $715,750 to a top price of $919,000. These average out to 73 days on the market and an average median price of $810,000.This is the second-highest median sales price in the last five years, with 2018 being the only higher year. In 2018 the median sale price was $845,000. 2014 saw the lowest median price of $690,000, so the market has risen since that time. Interestingly, the median days on the market have been steadily dropping to this year’s average of 73 days on the market-the shortest period in the last five years.

Buying or Selling in the Long Beach Island Real Estate Market

The data points to a few things. The market is trading at a high point, but some of that is driven by the type of home selling in the Long Beach Island real estate market. With more new or near new homes trading, it makes sense that the median (and average) price will rise. The shorter time on the market is very insightful. It shows a high level of confidence in the market when buyers move quickly on a property. That alone signals that the market is strong relative to the last several years.
