An LBI real estate exclusive listing is a listing that is not shared with the open market. Exclusive listings are typically marketed by an agent to that agent’s pool of buyers, buyers within the same real estate brokerage, and perhaps, a few real estate agents outside the listing agent’s firm. Often referred to as a “pocket listing,” exclusive listings in the LBI real estate market are often viewed as a better deal for buyers. All sellers, buyers, and real estate agents should understand the rules surrounding an exclusive listing and the pros and cons of being involved with one.

LBI Real Estate Exclusive Listing

There are many reasons a seller may wish to market their property as an exclusive listing, but there are downsides. Generally speaking, a home will sell for more money on the open market, especially when the LBI real estate market is highly demanded. By not having the benefit of the open market, a seller is limiting themselves to whatever buyer or buyers the listing agent presents to them. For this reason, disclosures should be signed by the listing agent and the seller acknowledging that the seller is limiting their exposure by not having their home listed on the open market. Of course, there are benefits to a seller as well. Not having a house on the open market provides far more privacy and limits the number of people viewing the home. If a buyer offers a fair price, then the actual net proceeds may be the same as if the house were listed for sale on the open Long Beach Island real estate market. Lastly, a listing agent will most likely reduce his or her commission as the costs of marketing the home should be less.
