A house flip is a house that has been bought, renovated or rebuilt and sold at a profit on Long Beach Island. The house flipper makes their money by purchasing the home at one price and reselling it for more than they paid. This type of investment in the LBI real estate market can be profitable if you have experience and knowledge about doing this correctly. People use various house flipping strategies, and some of the most common ones include fixing up the house, doing a quick paint job, or re-landscaping the front yard, but this type of flip is not that common on Long Beach Island. More specifically, the LBI real estate market is unique in that new homes are in very high demand making the prospect of building a new home more attractive. Additionally, an older home may not meet the current flood insurance requirements and may have a very high insurance cost or need to be elevated above base flood elevation. These factors can diminish the attractiveness of a “quick flip” and necessitate building a new home. Flipping a home on Long Beach Island does carry risks, the most obvious being the house not selling. The LBI real estate market does offer a good “fallback” plan in the summer rental market. If a home does not sell, the investor can keep and rent the house, which should generate a profit.
