The Long Beach Island real estate market follows an interesting set of seasonal trends. This is not entirely surprising considering the economy of Long Beach Island centers around summer. Therefore, both buyers and sellers enter into LBI real estate transactions keeping the summer season in mind. LBI Real Estate Listing Inventory Trends

Looking at the count of active listings from January 2010 through the end of 2014 shows that there are more homes for sale on the market now there were in 2010. This alone does not come as a surprise for several reasons. For example:

  • 2010 was a low point, in fact the lowest point, in the LBI real estate market
  • Dating back to 2010, there were clear signs that the market was on its way to recovery which encouraged sellers to wait and sell their home at a higher price
  • We saw a dramatic increase in listings directly after Hurricane Sandy, which again is not a surprise given the uniqueness of the event

There is another consistency that is worth mentioning. Looking from 2012 through the end of December 2014, there are three dips in the number of active homes on the market. Each of those dips occur between December and January of the year. This too is not entirely surprising, given that November and December are occupied with the holiday season, however it does shed some light on when the right time to list a home or buy home may be. Buyers can almost certainly count on more listings coming on the market in January, February, and March which could give them more shopping options. Sellers may benefit from listing right after one of the low points to increase the odds of their home standing out.

Buyer and Seller Activity in the LBI NJ Real Estate Market

Overall, the real estate market on Long Beach Island has vastly improved. The number of homes sold and the average sales price are both higher than they were a year ago.
