Long Beach Island Real Estate Market Sales
The Long Beach Island real estate market is witnessing an unprecedented level of activity. As we deal with COVID-19 and the fallout of coronavirus, it is more important that ever for buyers and sellers to understand what is happening with home sales on Long Beach Island. We are seeing high levels of competition and, in some cases, highly emotional purchases. This can lead to grossly overpaying for a home in the LBI real estate market. Buyers have to understand what determines value on Long Beach Island so they can take every step needed to make a smart investment.

LBI Real Estate Market Active and Sold Listings YTD 2020
Below is a breakdown of the number of active homes for sale and the number of sold homes in June, July and August of 2020 compared to the same time frame in 2019 and 2018:

There are some clear differences in the market over the last two years. Inventory is clearly at a much lower level and the number of sales is much higher. These numbers are even a little skewed as many agents leave listings as “active” even though they have a contract pending on them. The number of homes that are actually for sale is much lower and the number seems to be dropped every day. In fact, as I am writing this article at the end of September, there are only 283 active listings in the MLS (and again, a good number of those have contracts pending on them).
Buying in the Long Beach Island Real Estate Market
So, what does it all mean? We are in a seller’s market though and though. Inventory is low and demand is high. A buyer in the LBI real estate market has to be VERY careful so as to not overpay for a home. The best way to do this is stay disciplined and know what is good and what is bad in the LBI real estate market. There are opportunities in every market, and this one is no exception.
