The LBI NJ real estate home sales market is about half way though the fall market, so it can be helpful to see where things stand. There is little doubt that buyers and sellers are facing unique challenges in the market, but there are still opportunities to be found. Sellers in the Long Beach Island real estate market benefit from the historically low inventory levels and buyers can benefit from a more realistic pool of sellers (compared to the last few years) while still taking advantage of what looks to be a rising market. Looking at the number of homes for sale, the average home sales price and the general mood of buyers and sellers tells us that the future is still promising for the LBI real estate market.

A quick look at the numbers shows us some interesting Long Beach Island real estate market patterns. Clearly, there have been fewer sales in 2023 when compared to the same time in 2022, but there are also far fewer homes to pick from. One could not reasonably expect the number of homes to be the same when there are fewer to start with. Rather, the data supports a strong LBI real estate market. Demand has maintained it momentum over the course of the last year in spite of higher interest rates for buyers and a more challenging market overall.

Overall, the LBI real estate market is in a stable position. Each week, we see a near balance between new listings coming on the market and homes going under contract. For the past few weeks, there has been a marginal increase in the number of homes for sale on Long Beach Island, but this increase is still minimal, and if past trends persist, that inventory will be absorbed thanks to the steady demand on LBI.
