LBI Real Estate Weekly Sales Update 02/19/2023-02/26/2023: There were only 66 changes to the Long Beach Island real estate market this week, and almost a third of that activity was in the form of pending sales! To help understand the dynamics of the LBI real estate market for buyers, sellers and investors I publish a weekly sales update for the Long Beach Island real estate market in addition to my monthly analysis of home sales on Long Beach Island NJ. You can review all the active, pending, sold, and withdrawn listings that are or were for sale on Long Beach Island in the given time frame. To give a quick summary:
- 7 new listings entered the market with an average price of $2,649,843
- 14 listings went under contract with an average listing price of about $1,769,536
- 9 properties sold on Long Beach Island with an average price of $2,373,778
- 4 listings saw price reductions in the LBI real estate market and 2 homes saw a price increase

For the property status NEW ACTIVE means it is a new or re-listed home, PRICE DECREASE means the price was reduced, PENDING or ACTIVE UNDER CONTRACT means the property is under contract (pending), “C” means the property sold and WITHDRAWN, CANCELED or EXPIRED means the property failed to sell or was a duplicate listing. LBI New Jersey Real Estate Sales Analysis
For those who follow this weekly posting, you will note that several weeks ago we saw inventory increase ever so slightly. At that time, I predicted that pending sales would jump considerably and now that looks to be the case. There were twice as many pending sales this week as there were new listings. Buyers are active in the market and they just need something to buy! Prices have also risen to some degree with both the average price of a new listing and the average sales price over $2,000,000. There are 119 active listings in the MLS this week and 64 pending sales.
