LBI Real Estate Weekly Sales Update 03-03-2024 to 03-10-2024: It was a rather quiet week this week with only 28 changes to the Long Beach Island NJ real estate sales market. For the property status NEW ACTIVE means it is a new or re-listed home, PRICE DECREASE means the price was reduced, PENDING or ACTIVE UNDER CONTRACT means the property is under contract (pending), “C” means the property sold and WITHDRAWN, CANCELED or EXPIRED means the property failed to sell or was a duplicate listing. LBI New Jersey Real Estate Sales Analysis
As I mentioned above, market activity was even. There were 7 new listings, 6 pending sales, and 6 closed transactions, all of which showed an average price of between $2,100,000 and $2,700,000. When we adjust the average difference between the listing price and sales price (about 4%-5%), this week’s batch of new listings and pending sales fall right in line with the average sales price on LBI. Once again, the LBI real estate market is stable. There are 107 active listings in the MLS this week and 53 pending sales.
