LBI Real Estate Weekly Sales Update 03/26/2023-04/02/2023: With 44 changes to the Long Beach Island real estate market, activity was pretty balanced among new listings, pending sales and closed transactions. To help understand the dynamics of the LBI real estate market for buyers, sellers and investors I publish a weekly sales update for the Long Beach Island real estate market in addition to my monthly analysis of home sales on Long Beach Island NJ. You can review all the active, pending, sold, and withdrawn listings that are or were for sale on Long Beach Island in the given time frame. To give a quick summary:
- 14 new listings entered the market with an average price of $1,748,786
- 9 listings went under contract with an average listing price of about $2,752,333
- 5 properties sold on Long Beach Island with an average price of $1,394,800
- 10 listings saw price reductions in the LBI real estate market

LBI New Jersey Real Estate Sales Analysis
We have seen inventory slowly increasing over the past few weeks, but it is important to note that these increases are very small. In any given week, there is only a difference of 2-4 more listings than pending sales each week. Overall activity remains very strong, and buyers are still entering into transactions with confidence when a good home comes on the market at the right price. There are 130 active listings in the MLS this week and 57 pending sales.
