LBI Real Estate Weekly Sales Update 10/30/2022-11/6/2022: With 62 changes to the Long Beach Island real estate market, the overall sales picture continues to balance out for buyers and sellers. To help understand the dynamics of the LBI real estate market for buyers, sellers and investors I publish a weekly sales update for the Long Beach Island real estate market in addition to my monthly analysis of home sales. You can review all the active, pending, sold, and withdrawn listings that are or were for sale on Long Beach Island in the given time frame. To give a quick summary:

  • 14 new listings entered the market with an average price of $1,981,493
  • 12 listings went under contract with an average listing price of about $1,661,075
  • 15 properties sold on Long Beach Island with an average price of $1,514,960
  • 10 listings saw price reductions in the LBI real estate market

LBI New Jersey Real Estate Sales Analysis

The LBI real estate market continues to balance out. While there were once again more new listings than pending sales, it is important to note that 8 listings left the market for other reasons (being withdrawn or expired for example)/ Therefore, a total of 20 listings left the market and were replaced by only 14 new homes. This kind of activity will keep the market in balance for the foreseeable future. While interest rates rose last week, this has been expected and many say will have minimal impact on the cost of a mortgage (compared at least to the rise we have seen). Overall, the LBI real estate market is still looking very strong and real estate continues to be a worthwhile investment. There are 147 active listings in the MLS this week and 75 pending sales.
