Long Beach Island Real Estate Weekly Sales Update 6/21/2026-6/28/2026

The week of June 21, 2026 through June 28, 2026 showed continued strength in the Long Beach Island real estate market. While inventory remains constrained by historical standards, buyers continue to actively pursue quality properties throughout Long Beach Township, Beach Haven, Surf City, Harvey Cedars, Ship Bottom, and Barnegat Light. Luxury waterfront homes, new construction properties, and turnkey beach homes continue to attract considerable attention.

LBI New Jersey Real Estate Sales Analysis
The Long Beach Island real estate market continues to display many of the characteristics that have defined it over the past several years: limited inventory, strong buyer demand, and a healthy level of luxury home activity. The fact that 13 properties moved under contract compared to 16 new listings suggests inventory is still being absorbed at a steady pace. High-end homes remain particularly active, with several listings above $3 million entering the market and a contract exceeding $10 million recorded during the week.
For sellers, market conditions remain favorable, particularly for well-priced homes in desirable locations. For buyers and investors, competition continues to be strongest for turnkey properties, newer construction, and homes with strong rental potential. As we move into the heart of the summer season, market activity should remain elevated throughout Long Beach Island.
