LBI Real Estate Weekly Sales Update 10/8/2023-10/15/2023: There were only 38 changes to the Long Beach Island real estate market this week. To help understand the dynamics of the LBI real estate market for buyers, sellers and investors I publish a weekly sales update for the Long Beach Island real estate market in addition to my monthly analysis of home sales on Long Beach Island NJ. You can review all the active, pending, sold, and withdrawn listings that are or were for sale on Long Beach Island in the given time frame. To give a quick summary:
- 9 new listings entered the market with an average price of $2,385,555
- 5 listings went under contract with an average listing price of about $2,844,400
- 5 properties sold on Long Beach Island with an average price of $1,577,500
- 8 listings saw price reductions in the LBI real estate market

LBI New Jersey Real Estate Sales Analysis
There was another welcomed gain in inventory this week, but with a net of only 4 more homes on the market this week, the dynamics of the LBI real estate market remain little changed. Interestingly enough, there were a higher-than-average number of price reductions this week. This is something to watch. There are 126 active listings in the MLS this week and 56 pending sales.
