LBI Real Estate Weekly Sales Update 11/13/2022-11/20/2022: With a total of 41 changes to the MLS this week, the LBI real estate market continued to show balance. Pending sales outpaced new listings for the first time in a few weeks demonstrating there is still a lot of confidence in the LBI real estate market. This is also reflected in my monthly analysis of home sales on Long Beach Island NJ which shows stable activity as well. You can review all the active, pending, sold, and withdrawn listings that are or were for sale on Long Beach Island in the given time frame. To give a quick summary:
- 6 new listings entered the market with an average price of $1,823,667
- 8 listings went under contract with an average listing price of about $1,714,000
- 10 properties sold on Long Beach Island with an average price of $1,896,900
- 7 listings saw price reductions in the LBI real estate market

LBI New Jersey Real Estate Sales Analysis
This week saw a total of 10 closings with an average sales price approaching $2,000,000. While there have been a number of price drops over the past several weeks, most of these are from listings that were pushing the market to begin with. It seems that the market hit a peak, and will no longer tolerate sellers pushing the listing price higher and higher. That said, buyers are clearly willing to enter into a transaction if the house is priced in line with the market. We have seen a few more listings come on the market over the past month, and buyers are picking them up at an almost equal rate. There are 143 active listings in the MLS this week and 69 pending sales.
