In the chart below I have broken down the total sales volume for all homes, land, condos, commercial properties, etc in the Long Beach Island real estate market. I have also included the total number of sales as a reference point.

A few patterns jump out when looking at the above chart. 2017 looks to have been a high point in the market. Since that time the number of sales and the overall sales volume have fallen. While it is far to early in 2019 to make any reliable calls, it is worth mentioning that the number of pending sales is lower in a year over year comparison to 2018. Some of this is explained by the very low inventory levels we have been seeing but February saw a notable uptick in new listings. As the next few months progress it will be interesting to see if more inventory leads to more sales.
