When shopping for a home in the LBI real estate market, it is helpful to understand all the different towns and communities throughout Long Beach Island. Each area has something to offer, so we have put together a short breakdown of each town and section on Long Beach Island. Feel free to ask for details on any of the areas that make up LBI!

Long Beach Island Towns and Communities

Barnegat Light
Barnegat Light, the northernmost town on LBI, features the famous and historic Barnegat Lighthouse. This area is known for spectacular views in every direction from the Lighthouse to the bay and ocean. Barnegat Light on LBI is a tranquil part of the island; it’s a shore town with many historic buildings and mature natural vegetation. Mainly comprising single-family homes with some duplexes and condos, Barnegat Light offers an array of home prices. They vary from section to section based on their proximity to the beaches.

High Bar Harbor
High Bar Harbor is located at the far north end of Long Beach Island. This small island is connected to LBI, up at Barnegat Light. High Bar Harbor consists of single-family homes located directly on a lagoon or bay setting. Being a highly remote and private area for boating enthusiasts, this area offers an incredibly peaceful location with amazing views and immediate access to the Atlantic Ocean.

Loveladies
Loveladies on Long Beach Island is on the northern end of LBI and is part of Long Beach Township. Loveladies is the generally understood to be the most expensive real estate on Long Beach Island, with many sought-after elements and attributes. This area is known for its large property sizes and enormous tracts of land with larger homes. The average size lot is 100×100, which offers its owners privacy and exclusivity. Loveladies is located between Barnegat Light to the north and Harvey Cedars to the south.

Harvey Cedars
On the north end of Long Beach Island, Harvey Cedars offers visitors wide beaches and a fantastic family atmosphere. The Harvey Cedars real estate market consists of primarily single-family homes with very few duplexes and condos. Lot sizes vary significantly here, with some very small lots. Regarding areas of entertainment locally, it’s a split town. Some areas are only residential, and other sections allow you to walk to local businesses. Harvey Cedars is positioned just south of Loveladies and to the north of North Beach.

North Beach
North Beach is a section of Long Beach Township located on LBI, with much of the residential homes being of newer construction models. The area is generally residential, but with Surf City as its southern neighbor, it’s easy to find everything you need, from stores to restaurants. Like Loveladies, North Beach has numbered land tracts rather than street names. The average size lot is 100 x100, which offers its owners privacy and exclusivity. Many of these lanes have private beach access with its use limited to only the owners of that particular tract with deeded access.

Surf City
If local commercial businesses access is important to you, you will want to consider a look at Surf City. This location is just seconds off the Causeway Bridge, making it easy on & off access to the Island. Surf City offers lovely residential areas and beautiful bay and ocean side opportunities. There are many stores, restaurants, and mini-golf courses, all within a short walk. So, park the car and take to the streets by bike or foot.

Ship Bottom
Ship Bottom is your “Gateway to Long Beach Island,” thanks to the Causeway Bridge that ties it to the Mainland. Ship Bottom is located between Surf City to the north and Brant Beach to the south. Ship Bottom tends to be one of the more crowded areas on Long Beach Island due to its proximity to the bridge and its natural width.

Brant Beach
Brant Beach on LBI is part of Long Beach Township. Positioned in the center of Long Beach Island, New Jersey, Brant Beach is known for its short walk to the beach from nearly every home. This section of LBI has a narrow footprint for single-family homes, duplexes, and condos. They allow spectacular views of the ocean and bay from nearly every angle. Brant Beach is located between Ship Bottom to the north and Beach Haven Crest to the south.

Beach Haven Crest
Beach Haven Crest is your “Gateway to Long Beach Island,” thanks to the Causeway Bridge that ties it to the Mainland. Beach Haven Crest is located between Surf City to the north and Brant Beach to the south. Beach Haven Crest tends to be one of the more crowded areas on Long Beach Island due to its proximity to the bridge and the natural width of the Island at this point.

Brighton Beach
Brighton Beach on LBI is part of Long Beach Township. This area consists almost exclusively of single-family homes. You will predominantly see Cape Cods or renovated homes throughout the town. Brighton Beach sits between Beach Haven Crest to the North and Peahala Park to the south.

Pahala Park
Pahala Park is a small section of Long Beach Township on LBI. This area consists of single-family homes and a number of duplexes. This unique location is between Brighton Beach and Beach Haven Park and has easy access to many popular attractions. With its larger lot sizes, low population, expansive beaches, and proximity to many amusements, this area offers many benefits.

Beach Haven Park
Beach Haven Park is part of Long Beach Township on LBI. With many classic Cape Cod-style beach houses still present here, we find that most buyers for this area find them to be ideally suited for their needs. Beach Haven Park is well-positioned between south of Pahala Park and north of Haven Beach. Many of the lots in this area are 50 x 80, with much higher elevations on the ocean side. With this in consideration, these homes offer excellent resale value.

Haven Beach
Haven Beach on Long Beach Island is part of Long Beach Township. This area is a highly desired location, as real estate turnover is far and few in between. Homes trade here much faster than other parts of the Island. This area is very small and only comprises about ten blocks. Haven Beach is one of the higher elevations on LBI. Haven Beach is positioned between Beach Haven Park and The Dunes.

The Dunes
The Dunes on Long Beach Island is another section within Long Beach Township. With The Dunes having a higher elevation with wide natural beaches, it does carry a higher price point for ownership, but it is well deserved. This area mainly supports single-family homes, thus creating a tranquil residential community setting. You will find three types of homes built here on larger lots and some available on lagoons. The Dunes are positioned between Haven Beach and Beach Haven Terrace.

Beach Haven Terrace
Beach Haven Terrace on Long Beach Island is another section within Long Beach Township. This area offers a blend of residential homes and duplexes in a broader part of the Island. There are stores and eateries sprinkled within this location as well. Beach Haven Terrace allows you to be in a somewhat quiet area that still gives you the access to walk to local meals, ice cream, and shopping. Beach Haven Terrace is located between The Dunes and Beach Haven Gardens.

Spray Beach
Spray Beach on LBI is another section within Long Beach Township. Spray Beach consists primarily of single-family homes with a few duplexes and the occasional condominium complex. Many home styles have varying lot sizes throughout, which reflect the pricing variances here. This area offers you to be in a great location regardless of your price point. Spray Beach is located between Beach Haven Gardens and North Beach Haven.

North Beach Haven
North Beach Haven on LBI is another section within Long Beach Township that offers consumers an excellent opportunity to purchase a home near the town of Beach Haven while still maintaining the residential feel. Composed chiefly of residential single-family homes with a few duplexes, North Beach Haven creates a popular destination for summer homes and rental properties. A few minutes walk you to all of Beach Haven’s attractions, from Fantasy Island to many shops and restaurants. North Beach Haven has Spray Beach to the north and Beach Haven to the south.

Beach Haven
Beach Haven on Long Beach Island is arguably the most famous town on LBI, dating back to the early 1800’s. Today, Beach Haven is home to an amazing residential community mixed with most of the shopping, dining, and amusements on Long Beach Island. Beach Haven, LBI, is a bustling place in season and may not be for everyone. If you are looking for a variety of things to do, you have come to the right area of the Island. If you are looking for proximity to Beach Haven without the crowds, then South Beach Haven will be for you. South Beach Haven is located south of the attractions, tending to be much quieter and slower-paced. South Beach Haven does have a higher price, however. North Beach Haven boards beach Haven NJ to the north and Holgate to the south.

Holgate
Holgate, LBI is the southernmost town on Long Beach Island and is part of Long Beach Township. Holgate is located on the far south end of the Island and is bordered to the north by Beach Haven and to the south by The State of NJ Wildlife Refuge. There is a clear and unobstructed view of the Atlantic City Skyline. If you are seeking absolute seclusion and peace, Holgate is a place to keep in mind.
