The first quarter of 2013 is characterized by the damage and fear created by Superstorm Sandy. While “Sandy” made landfall on Long Beach Island at the end of October 2012, the impact of the storm will be felt for much longer. While many homes in Loveladies were spared damage from the storm, concerns about flood insurance rates and their impact on investment on Long Beach Island permeate the market as a whole. Loveladies Real Estate Market Sales in the First Quarter of 2013
Sales of single family homes in the Loveladies real estate market were as follows:
- Five single family homes sold
- The average sales price in Loveladies was $1,756,000
- On average, homes spent 254 days on the market
The simple fact that five single family home sold show the overall confidence in the Loveladies real estate market. By comparison, only two homes sold during the same time period in Barnegat Light which came through Hurricane Sandy almost completely unscathed. The least expensive sale in Loveladies was a 3 bedroom/1 bathroom home trading for $730,000. The most expensive sale was an impressive 5 bedroom/ 4.5 bathroom home clearing $3,900,000! Three of the five homes to sell in Loveladies traded over the $1,000,000 mark.
