Long Beach Island Real Estate Homes for Sale
The Long Beach Island real estate market is on fire right now. Buyers are very active, and confidence seems to be high. This has resulted in a significant reduction in inventory. It is safe to say that, for the time being at least, we are in a seller’s market. To put some real numbers on the current inventory shortage, in May 2019, there were 723 active listings in the LBI real estate market. In May 2020, there were 472! This makes it much harder for buyers to find the right home and creates competition for homes more aggressive.

Low Inventory Levels in the LBI Real Estate Market
Below is a list of active listings over the past five years from January to May.

As you can see from the numbers, inventory has been lower in 2020 than any of the corresponding months for the past five years. The number of active listings has been dropping in the last two months to low levels. As we all know, when demand is high (which it is), and supply is low, prices will generally rise.
Long Beach Island Real Estate Low Inventory Levels
The lack of inventory for sale on Long Beach Island could develop into a real problem. Taking the past week as an example, nearly 50 homes left the market either by going under contract or by expiring/being withdrawn. There were less than 15 new listings that entered the market. With a deficit of 35 homes, the prevalence of such a trend will only further the seller’s market that we seem to be in at the moment.
