The Long Beach Island real estate sales market has seen a tremendous amount of growth and appreciation since COVID changed all of our lives. The three most noticeable changes to the LBI real estate market are higher prices, lower mortgage interest rates, and lower inventory levels. All buyers, investors, and sellers in the LBI real estate market should be aware of the current trends with new inventory levels as this, almost more than any other factor, has the capacity to change market pricing.

New LBI Real Estate Single Family Home Listings Fall 2021

Below is a breakdown of the number of new single-family home listings entering the market and the average price of a new single-family home listing. Note this is for all property types and all locations on Long Beach Island from August-October from 2018 to 2021:

As you can see from the chart, things have changed on Long Beach Island over the last several years. The average price of a single-family home has jumped considerably and is hovering in the mid to high $1,800,000 range. In tandem with this price increase, the number of new listings has fallen. September was especially low at only 68 listings. Pre-COVID, the average number of new listings was around 110. The absence of inventory more than anything else can explain the rise in prices and points to a likelihood of prices continuing to rise until the inventory level return to a more balanced market.
