The LBI real estate market has changed. While we are starting to see some more activity in 2019, overall sales are still lagging behind those of 2018 and well behind 2017. This is not to at all infer that the Long Beach Island real estate market is in trouble, rather there is a natural slowdown. These shifts in the market are to be expected but both buyers and sellers must understand them and know how to react. Pricing to Sell in the LBI Real Estate Market is always a challenge (if you price too low you may leave money on the table but if you price too high you will deter buyers). When looking to sell in the LBI real estate market there are a few market trends to keep in mind:

  • The number of sold homes has fallen since 2017
  • The average price of a single family home has remained almost unchanged
  • Inventory has been low but it is on the rise

Overall the LBI real estate market is doing well but it is lagging behind a few years ago. It is important for sellers to keep this in mind when pricing a home. Sellers must price in line with the fact that there have been fewer buyers in the market over the past couple of years. That said, prices have not fallen so the comp data is still very relevant. While inventory has been lower sellers will see an increased number of homes on the market as the next few months progress. Therefore the price a seller sets on a home must be competitive with the market in order to attract buyers.
