Long Beach Island Real Estate

There is no doubt that the world has changed since COVID. While the pandemic’s impact varies, remote working has changed the LBI real estate market. It is clear that the average price of a home in the Long Beach Island real estate market has risen at least in part due to COVID, but the motivations for the changes are important to understand. For example:

  • Many buyers view Long Beach Island as safer
  • Working from home allows buyers to spend more time on LBI
  • Buyers and homeowners are looking to incorporate a home office into their beach house

Remote Working Has Changed the LBI Real Estate Market

It was clear from the start of COVID that those who could escape to Long Beach Island did so. For those who already owned a home on LBI, many moved here for the winter. For those who did not, many sought to buy or rent a home. The demand for a more remote place away from the city or more crowded areas has increased the demand for homes in the Long Beach Island market. The perception that LBI is safer and many can work from home has caused LBI to become more “year-round,” increasing demand in the LBI real estate market. While there is no data to support this, it is apparent that LBI is busy from Friday to Monday as more and more people spend less time in the office. This has lead to a dramatic change in the design of homes on Long Beach Island. A home office or workspace is now one of the most highly sought-after aspects of the sales market on Long Beach Island. While an office is preferable, even having a space dedicated to a chair and a desk can make a difference in selling a home. Additionally, having a strong internet connection is a “must-have” for nearly all buyers and homeowners on LBI. For some, this will mean installing additional hardware to boost the capabilities of the home’s network.
